This Satellite Beach project is a clear example of why experience — and proper waterproofing — matters.

The home had an addition with an active leak coming from above, which over time compromised the wood-framed header supporting the window opening. The damage wasn’t immediately visible from the exterior, but the structure told the story once the work began.

To address the issue safely, we first shored up the interior ceiling to relieve the load from the failing header. With the weight properly supported, we removed the existing windows, cut out the damaged header, and replaced it with a new LVL (laminated veneer lumber) header, restoring the structural integrity of the opening.

From there, we installed new vinyl impact windows, taking extra care with taping, sealing, and waterproofing the entire opening. This step is critical — and unfortunately, one that some contractors overlook simply because they don’t follow the correct sequence or understand how each layer works together.

We don’t leave that to chance. Every phase of this project was documented and clearly communicated, with detailed explanations provided to the homeowner along the way. The result is a properly supported, fully sealed opening designed to perform long-term — not just look good on day one.

This project reinforces a core principle of our work: doing it right means addressing what’s behind the wall, not just what’s visible.
